Building a House with a CIMB Loan
We are a registered CIMB Bank Berhad panel contractor. Here is what that means in practice for your application — and, honestly, what it does not mean.
Our panel status, stated precisely
RumahHQ is a registered panel contractor with CIMB. In practice, this means our standing as a contractor has been assessed by the bank, and our progress-claim documents already follow the format their branches and disbursement department expect. The result is not an easier approval — it is smoother disbursement once you are approved, with fewer rounds of document corrections.
CIMB has a wide branch network in Selangor and Kuala Lumpur, which makes face-to-face dealings easier while preparing documents. For construction financing, make sure you apply for a construction financing product with staged disbursement, not financing to buy a finished house — the two are different and only the first suits building on your own land.
What we do not publish here, and why
We do not publish CIMB's rates, product names or terms. Home financing rates are floating and move with campaigns; we are not the bank's agent; and product information published by third parties goes stale quickly and misleads people who are budgeting. For current terms, see CIMB's official site or your branch.
What we can give you: an eligibility estimate based on the DSR and margin rules that are standard in the industry, with the assumptions stated openly and dated.
The order we recommend
-
1
Check your estimated eligibility
Before you go to any bank, know your range. It also shows which commitments are worth settling first.
Check eligibility -
2
Check your land
A bank will not approve financing on land that cannot be charged. Category, express conditions and title are checked first.
Check land -
3
Get a formal quotation
The bank needs the contractor's quotation and CIDB registration. We prepare both free, in the format they expect.
Estimate cost -
4
Council plan approval
Approved plans are the document the bank needs before disbursing construction financing. We handle the submission and follow-up.
Approval process -
5
Apply with CIMB
Submit your application with the approved plans, the quotation and your income documents. Ask specifically for a staged construction financing product.
-
6
Build, with staged disbursement
Work starts. Each stage is verified, we claim, and the bank pays us directly.

We are a registered panel contractor
Golden Sharp Innovation (IP0580950-X) is a registered panel contractor with the institutions above. Panel status means our credentials as a contractor have been assessed, and our progress-claim documents follow the format these institutions expect — it is not a guarantee that your financing will be approved, and not an endorsement of our services by them. Approval and terms are determined entirely by LPPSA or the bank concerned. Logos and trademarks are the property of their respective owners.

We help with the contractor's part
The part of the application that involves the contractor — a detailed quotation, CIDB registration, approved plans, the work schedule and the progress-claim format — is the part we handle. It is free, and it is the part that most often gets documents sent back when handled by a contractor unfamiliar with the bank's process.
The income and credit part is between you and the bank. We can tell you what is usually asked for, and we will not pretend to influence that decision.
