Four things that stop a project

1. Land category

A residential house cannot be approved on agricultural or industrial land. Your plans would be turned down at the council stage, so it has to be resolved before any drawings are made.

2. Title

The land is the security. If the name on the title is not the applicant's, or an inheritance has not been divided, no financier will approve construction financing.

3. Road access

Without registered road access, the plans are not approved and a concrete lorry cannot reach the site. This stops a project, rather than delaying it.

4. Site conditions

A slope, soft ground or a site where water collects needs extra earthworks and foundations. This is a real cost that is not included in the standard per-square-foot rate.

Converting land area units

Malaysian titles use several units and they are easy to confuse. The conversions you need:

  • 1 acre = 43,560 square feet
  • 1 point (relung) = 435.6 square feet, one hundredth of an acre
  • 1 hectare = 107,639 square feet, roughly 2.47 acres
  • 1 square metre = 10.764 square feet

A common mistake: treating the land area as the house area. A 2,000 square foot house on a 6,000 square foot lot is normal and comfortable; a 2,000 square foot house on a 2,400 square foot lot almost certainly breaks the building setbacks.

Where can I see my land's category and conditions?
Both are recorded on the first page of the title. The land-use category is usually near the top, and the express conditions under the heading “Syarat-syarat nyata”. If your title is old or hard to read, apply for an official search at the district Land Office.
My land is agricultural. How long does conversion take?
It varies by state and district, and involves a land premium set by the Land Office. Plan in months, not weeks. What matters: do not wait for the conversion to be approved before checking your financing eligibility — both can be handled at the same time.
Can I build on inherited land that has not been divided?
Physically yes, but you will not get financing, because the land cannot be charged as security until the distribution is complete. This is the most common cause of delay we see. Settle it at Amanah Raya or the Small Estates Distribution Office first.
What does building setback mean?
The minimum distance between your house and the boundary of the lot, set by the council. It means you cannot build over the whole plot. The tool above uses a cautious estimate of 45% of the lot area as buildable, but the real figure is set by the council and the shape of your lot.
My land is outside Selangor, KL and Negeri Sembilan. Can I use this tool?
Yes — the rules on land, inheritance and access are the same across the Peninsula, so this check is still useful. We ourselves only build in Selangor, Kuala Lumpur & Negeri Sembilan.
