The problem we solve

Building on your own land ought to be easier than buying from a developer. You already have the land, you choose your own plan, and the cost per square foot is usually lower. In practice it is harder, because everything a developer handles for you — approvals, engineers, staged financing, coordinating trades — becomes your responsibility.

That is the part we take on. One contract covers architectural and engineering drawings, council submission and follow-up, the contractor documents your financier needs, construction, quality inspection, CCC and the warranty. When something happens on site there is exactly one party accountable.

How we work

Design and quotation, entirely free

Plans, 3D views and a full quotation are provided at no charge, with no registration and no obligation. We do not charge a design deposit and we do not withhold drawings until you sign something. If you take our drawings and build with someone else, that is your right.

Published pricing

Our per-square-foot rates are published on this site, along with the fixed costs for council approval and meters. Our cost calculator shows the full formula, not just an answer. We do this because this industry is full of quotations that cannot be compared, and that works against the client.

Payment against progress, not dates

Seven payment stages, each requiring verified work before a claim is made, with a 5% retention held until the defect list is cleared. Our confirmation deposit is 5% — if a contractor asks for 20% or 30% up front, ask what you get for it.

Conservative numbers

Our eligibility tool rounds down, never up, and uses the lower financing limit where public sources disagree. A tool that overstates creates a shortfall you only discover at the end, and then blame on the contractor. We would rather estimate low.

What you can verify

Do not take any contractor's website at its word, including ours. Check:

• CIDB registration. Grade G4, number 0120260318-SL169289 (see the certificate). Check it in the CIDB CIMS portal .
• SSM registration. Golden Sharp Innovation, IP0580950-X.
• Panel status. Confirm with LPPSA or the bank branch that we are on their panel contractor list.
• Our work. Ask to visit an active site. A half-finished house tells you more than any photograph.
