Many people who want to build a modern kampung house start with a picture of the house, but what decides whether the project can go ahead is the land. Family land in the kampung is often still categorised as agricultural, or is still an unsettled estate, and that decides how long the project takes — not the house design.

The phrase “modern kampung house” carries two meanings. The first is the look: a steep roof, a serambi or anjung, and plenty of openings, as described in the modern kampung house section of our catalogue. The second is the situation: a single-storey house on family land. Our catalogue does not label any design by style, so look at each one’s 3D views; what is the same across all of them is the build specification. This guide covers the single-storey plans that suit, the cost estimates, and what to check on the land before you start.

“Modern kampung house” in our catalogue

Our catalogue has 30 single-storey bungalow plans (not counting the 20 Mini Bungalow plans in the E2 and E3 series, which are also single-storey but smaller). Any of them can be considered as your modern kampung house, depending on the size of your land, its conditions, council approval and the number of bedrooms your family needs. The build specification — the Gold or Silver package, the structure, the finishes — is the same for every design in the catalogue. If you are still choosing, our guide to choosing a single-storey bungalow plan helps you narrow down by land size and number of bedrooms.

Why single-storey suits family land

A single-storey house is still the most popular choice for families building on their own land:

  • No stairs. Useful when elderly parents live in the house, or when the house is being built for them.
  • The land is already there. The price of land is not in the build cost estimates below. What needs to be confirmed is the land’s condition: category, title, road access and utilities.
  • A second house for parents. If the family land already has a house on it, a Mini Bungalow (the E2 and E3 series) suits a smaller, lower-cost second house, without leaving the same build specification. Whether a second house is allowed on that lot is decided by the council and the express conditions on the title, so check first.

Three real plans, three family sizes

Here are three real single-storey plans from our catalogue, from the smallest to one suited to a large family:

Plan Bedrooms / bathrooms Floor area Catalogue cost estimate Estimated land needed
RHQ-E1-01 3 bedrooms, 3 bathrooms 1,019 sq ft RM266,611 ~2,200 sq ft
RHQ-A4-01 4 bedrooms, 3 bathrooms 1,698 sq ft RM459,839 ~3,700 sq ft
RHQ-A5-01 5 bedrooms, 4 bathrooms 1,944 sq ft RM541,750 ~4,200 sq ft

The catalogue cost estimate is worked out from each design’s drawings, so it will not match the rate per square foot below. It is a construction cost estimate, not a formal quotation, and it excludes the land, unusual earthworks, fencing, landscaping and furniture.

That estimated land figure is roughly 2.2 times the house’s floor area, after the front, side and rear setbacks councils usually ask for — a planning figure, not an approval.

RHQ-A5-01 is designed for large families, or families living together with their parents. Its drawing set, like every other design in our catalogue, can be downloaded free with no registration.

Estimated build cost

For a single-storey house, our cost calculator uses the standard rates below. They do not include unusual earthworks: if your site is sloping, on soft ground or needs to be filled high, the cost can only be set after a site visit. Read our guide to the hidden costs of building for the full list.

Package Rate psf (single storey) Estimate for a 1,800 sq ft house*
Gold RM210–240 psf RM428,500 – RM482,500
Silver RM200–220 psf RM410,500 – RM446,500

*Includes council approval through to the CCC (RM45,000) and permanent electric & water meters (RM5,500). Rates effective 23 September 2026 — the final figure comes from our QS team’s formal quotation, after a site visit.

Work out the cost of your chosen design with our calculator, which shows the full formula, not just the answer. The full breakdown is in our guide to the cost of building on your own land.

Kampung land: what to check first

Four things stop a project: the land category, the title, registered road access and site conditions. In the kampung, these are what most need checking before the house design:

  • Agricultural category. Section 115(4)(a) of the National Land Code allows the proprietor to build their own dwelling-house on agricultural land, on no more than one-fifth of the lot or two hectares, whichever is smaller, unless the express conditions on the title say otherwise. The council and the financier still decide for themselves, and many want the land converted first under Section 124.
  • An unsettled estate. Land still in a deceased owner’s name cannot be charged. For a small estate (worth no more than RM5 million), JKPTG gives 4 to 6 months from the date of application through MyLAND, longer at offices with many cases.
  • Malay Reserve land. A Malay holding cannot be transferred, charged or leased to a non-Malay. In Selangor it can only be charged to the bodies listed in the Second Schedule of the Malay Reservation Enactment, so ask your financier first whether it is on that list.
  • Road access and site conditions. A lot without registered road access will not get plan approval, and concrete lorries cannot reach the site. A slope, soft ground or a site where water collects needs extra earthworks and foundations.

Land category, estate and access are decided by the land authorities and the council, not by a contractor or a bank, and conversion and estates take months. If your land is outside a council area, LPPSA accepts a house built to a plan approved by the council or the District Office and still valid: ask your District Office about the process before the drawings are finished (see our FAQ). Read our full guide on building on agricultural or inherited land for how to read your title and the right order to follow.

Is your land big enough?

For a single-storey house, we use a conservative figure: roughly 45% of the land area can be built on, after building setbacks. Land below about 1,800 square feet is rarely practical for a detached house on its own title.

Estimated land needed by design RHQ-E1-01 needs about 2,200 square feet of land, RHQ-A4-01 about 3,700 and RHQ-A5-01 about 4,200. Land needed rises in step with floor area. RHQ-E1-01 2,200 sq ft RHQ-A4-01 3,700 sq ft RHQ-A5-01 4,200 sq ft
Figure 1. Land needed rises roughly in step with the house's floor area, at about 2.2 times the building area.

For your own lot, our free land check estimates the buildable footprint, and tells you if the house you want needs two storeys instead.

Frequently asked questions

Does RumahHQ have a dedicated “kampung house” design? No design in our catalogue is labelled by style. Any of our 30 single-storey bungalow plans can be considered for family land, depending on the size of the land, its conditions, council approval, your budget and the number of bedrooms you need.

Can I build on agricultural or inherited kampung land? Agricultural land is not automatically “no”, but the council and the financier decide for themselves. Inherited land that has not been distributed cannot be charged, so there is no construction financing until the estate is settled. Read our full guide to agricultural and inherited land, or check your land free of charge for the real obstacles on your title.

How long does it take if the land is still an unsettled estate? For a small estate (worth no more than RM5 million), JKPTG gives 4 to 6 months from the date of application through MyLAND, longer at offices with many cases.

Can I use LPPSA to build on kampung land? LPPSA’s financing to build on your own land needs one lot with an individual title, free of encumbrances, owned by you alone, with your spouse, or as parent and child, so an unsettled estate has to be settled first. If the land is agricultural, the express conditions and category on the title decide, and every state has its own conditions. Check your financing eligibility for your own figures.

From bare land to finished house

The Ijok project is a single-storey bungalow we recorded from bare land through to the porch lights coming on — earthworks, foundations, walls, roof, through to the interior finishes. It shows what happens on site after the contract is signed, not the design of any particular plan. See more real single-storey projects in our portfolio gallery.
